The site is confirmed to deliver two, two-bedroom homes for Shared Ownership in it's first phase, these are estimated to be completed in Summer 2025. 

It is hoped that the site will deliver a further four Shared Ownership Properties in its later phases; two more, two-bedroom houses in Autumn 2026, and two three-bedroom houses in Summer 2027.

Local and Share Restrictions

Because these properties are in a Designated Protected Area, the maximum share of the property that may be purchased at any time is restricted to 80%

These properties are subject to a Section 106 allocation restriction, meaning that the applicants must prove occupation criteria in respect of the parish of Heanton Punchardon, the adjoining parishes of Braunton, Marwood and Ashford, or the District of North Devon. 

The applicant must meet be able to prove that they meet at least one of the below criteria:

• Resident in the qualifying area for a minimum of five years continuously, immediately prior to application.
• Resident in the qualifying area for five years within the last ten years
• Parents/guardians/children/siblings have resided in the qualifying area for the last ten years
• Continuous employment within the qualifying area for the last five years. 

Preference shall be afforded in the following order of priority in terms of the Local Connection

1. the Parish
2. Adjoining Parishes
3. the District
