Here at North Devon Homes we are committed to working for our customers and our communities. We are a registered charity and provide affordable homes for thousands of people in North Devon. As well as managing our existing homes we also have teams on hand to build new developments, acquire new properties and have teams dedicated to supporting our customers and who run our youth clubs and community work.

Building new homes

Our aim is to provide much needed quality, affordable housing in the North Devon area. We want the homes to be energy efficient and sustainable longer term meaning we can create low-cost options for both our customers and our long term maintenance programmes.

All properties within our own development programme are built to meet national standards. This includes at least 10% being lifetime homes compliant, meaning that they have been built to allow for adaptations in the future, to coincide with a customer’s changing needs.

We also provide homes for our Shared Ownership scheme; encouraging local people to get onto the property ladder by purchasing a stake in our properties. We work with customers to manage their finances and help them find a way of owning their own home.

We have a subsidiary company, Anchorwood Ltd, which builds market sale properties and invests all the profits back into North Devon Homes so we are able to build more affordable homes for local people.

Managing our homes

As a charity all of our income from rents and service charges is used for the improvement of homes and services. We manage our homes by providing a number of services. Our Response Repairs team handle the general maintenance of our homes, whilst our longer-view Planned Maintenance Programme ensures our properties never become out-dated or unfit for purpose. We also have an out-of-hours service that allows repairs to be reported and repaired in an emergency whenever our offices are closed.

We will keep you safe in your home through our servicing and inspection regime eg annual gas servicing. We can also provide you with advice and guidance on getting the best out of your home in terms of energy efficiency and keeping yourself safe by understanding key safety features such as smoke and CO alarms 

We work to ensure that your neighbourhood is a well-maintained, pleasant and safe place to live. We have a grounds maintenance programme to keep communal grass, hedges and shrubs tidy and regularly inspect footpaths. Our Neighbourhoods Team can provide help, advice and support about the area where you live.

Investing in Communities

We are committed to creating communities where people want to live. We believe that building strong communities is as important as providing a home. We want to continuously improve the communities we work in; we do this by helping to deliver services essential to creating thriving neighbourhoods.

We run youth clubs and community groups in all the larger towns and work closely with villages to ensure no isolation occurs for customers who may not be able to get out of their home regularly. Our Neighbourhood Officers, Support Workers and Rangers are regularly out and about in these places visiting our customers and estates to ensure they are getting all the support they need.

We work with a wide range of partners who have supported us through funding and/or partnership working within projects for example;  Northern Devon Healthcare NHS, Police and Crime Commissioner, local schools, Safer North Devon, PlaceShapers, and not least customers who live within our communities. 

As part of our commitment to our communities we have a dedicated team who work with our young people by running Youth Clubs, summer programmes, PGL trips and days out as well as our customer and community events and groups.

We run a calendar of fundraising events both with our young people and our older generations; everything from a weekly or monthly coffee morning to hosting race nights, sponsored bike rides and Christmas Fetes.

Supporting people

The work we do in the community goes further than just investing in the areas. We are there to support our customers and make sure they are living happy lives in their homes. Whether that’s a member of our youth club, their family, a tenant in one of our homes or an older person living in one of our Supported Housing schemes.

Our Independent Living Services team provides housing services to our older customers.  We offer a support and alarm service called Devon Homelink, which is available to older people living in the North Devon area.  We appreciate that every one of our customers has individual needs and preferences.  We take the time to get to know you and understand your needs to develop a detailed support plan that suits you.

Some examples of the support and help we can provide are:

  • Regular welfare checks-through visits and/or phone calls
  • Assistance to access appropriate health and care services
  • Support in keeping regular appointments for health issues
  • Claiming benefits and filling in forms
  • Helping to establish social contacts and activities
  • Assistance to move to a suitable property
  • Accessing aids and adaptations
  • Home safety checks
